‘THE HOLLIES’ - HOUSE RULES

House Rules are a legal addendum to leaseholders’ leases. Numbered references refer to the 2005 leases.
Forschell Properties Ltd owns The Hollies. The leaseholders of Flats 1-35 are the company’s shareholders.
Prime Property Management (020 3983 3443 or primepm.co.uk) manages The Hollies.

  • The flats in The Hollies are peoples’ homes. Good neighbours are valued. Anti-social behaviour is not expected or permitted. Leaseholders are responsible for their visitors and/or tenants. (3.13)

  • Quiet hours are between 11 pm. and 7 am. Sound travels: avoid loud music, TV etc. at all times. (3.13)

  • No building work in flats without prior approval from Prime Property Management. (3.20, 21, 22, 23)

  • Any approved building work and DIY may only be carried out between 8 am. and 5 pm., Mon to Sat. (3.13)

  • Keep access in all communal areas clear, in line with fire regulations. No furniture, plants, mats, pictures etc. may be placed or stored in communal areas (3.33)

  • There are rubbish-chutes for small bags of kitchen waste on each floor . Keep them clean. Bins at the front of the building are strictly for recyclable items only. Cardboard boxes must be broken up. No polystyrene. Take all oversized items to the nearby local recycling centre in Chigwell Road, IG8 8PP . (3.38)

  • No pets may be kept. (3.13 / 3.34)

  • Follow all parking regulations in force at The Hollies. (Schedule 3.6)

  • Always ensure that the front and rear entrance doors are securely closed behind you. Never block these doors open. (3.10)

  • Report any damage to The Hollies directly to the Managing Agents, i.e. Prime Property Management. (3.10)

  • Smoking and vaping is prohibited in all communal areas. (3.10)

  • Children must be under adult supervision at all times in communal areas. (3.10 / Schedule 3.4 / 3.7)

  • No items, such as clothes being aired, rugs, signs etc. are to be placed on or hung from balconies and windows. Only outdoor furniture and non-climbing plants may be placed on balconies. (3.33.1)Letting and subletting your flat on a short-term basis (i.e. less than 12 months) is not permitted. Letting your flat for a minimum of 12 months as a private residence, for one household only, may be permitted, subject to Forschell approval. Contact Prime for details.   • No leaseholder or company is permitted to own more than one flat in The Hollies. (3.11 / 3.16)

  • Flammable items must never be stored in garages. (3.11.2)

  • Electricity meters are in cupboards on each floor and access is via fire-proof doors, using an FB2 key. If you need to take electricity-meter readings, you will need to obtain your own FB2 key. (Schedule 3.1) Gas and water meters are located in each flat.
